I still remember the excitement in that conversation. The location was right on a popular axis, close to the road, surrounded by visible development. On the surface, it looked like one of those rare finds people describe as “perfect.” Anyone would have been tempted to move fast.

But perfection in real estate is often an illusion.


The Location Looked Right

Everything about the land checked the usual boxes. It was accessible, already attracting interest, and sat in an area everyone wanted to be part of. The client could already picture the future value. That is how most location-driven decisions begin—with excitement, not questions.

What we did differently was slow down.

What the Ground Revealed

During inspection, the land told a different story. The soil condition was unstable. Drainage plans for the surrounding area were unclear. More importantly, the documentation did not align neatly with the layout being marketed.

None of these issues were visible from the road. They did not show up in photographs. They only surfaced because we looked beyond the location and examined ownership history, development limitations, and long-term viability.

That “perfect” location would have demanded constant fixes, unpredictable costs, and future disputes.


The Lesson Many Learn Too Late

Location matters, but it is not everything. A great address cannot fix bad documentation. Visibility does not guarantee security. Proximity to development does not erase structural or legal risks.

I have seen clients buy land in prime areas and struggle for years because the land was wrong—even though the location was right.
